I have already had an appraisal - why do I need a Home Inspection? An appraisal is an evaluation of a property's worth based on such factors as; age, area, market trends, etc. A Home Inspection is an evaluation of the condition of the home including its components and systems - see Standards of Practice. Do I need to be present during my Home Inspection? No, it is not necessary for you to be there, however; we encourage and recommend the client to be there if possible. When should I get my Home Inspection? Your Home Inspection can be done at anytime. 1) When buying a home it is advisable to have your Home Inspection done before closing, (pre-closing). 2) Some buyers ask for the Home Inspection to be done before they make an offer on the home, (pre-offer). 3) On many occasions the home owner/seller will have a Home Inspection done before they list their home, (pre-listing). This choice aids in the full disclosure. Any time is a good time for a Home Inspection. If there is a pre-listing Home Inspection done, should I, the home buyer, have another Home Inspection done? Yes! Absolutely! The pre-listing Home Inspection is sometimes used as a checklist for an owner to learn more about their property and make improvements. It is best to get your own Home Inspection. Will BJCC Inspections or my Realtor re-use this report for another client if I do not buy the home I had inspected? No! Absolutely not! BJCC Inspections will not release your report to any one with out your signature on the release form. Your Realtor should not use it either. They do not own the Home Inspection report. How long is the Home Inspection report good for? Any Home Inspection report is a 'snapshot in time'. It is a visual of the condition of the home at the time of the Home Inspection. Who has ownership of my Home Inspection report? You and BJCC Inspections share joint ownership. Can I pay for my Home Inspection at the closing? Yes we can roll it into your closing costs. |
