I have already had an appraisal - why do I need any other Inspections? An appraisal is an evaluation of a property's worth based on such factors as; age, area, market trends, etc. An Environmental or Forensic Inspection is targeted to a specific area or issue and is a specialty evaluation. Do I need to be present during my Inspection? No, it is not necessary for you to be there, however; we encourage and recommend the client to be there if possible. When should I get my Inspection? Your Inspection can be done at anytime. 1) When buying property it is advisable to have your Inspection done before closing, (pre-closing). 2) Some buyers ask for the Inspection to be done before they make an offer on the , (pre-offer). 3) On many occasions the owner/seller will have an Inspection done before they list their , (pre-listing). This choice aids in the full disclosure. 4) When renovating or demolishing a property (to address environmental issues.) Any time is a good time for a Inspection. Who has ownership of my Inspection report? You and BJCC Inspections share joint ownership. Can I pay for my Inspection at the closing? Yes we can roll it into your closing costs. |
